Abstract

This bachelor thesis focuses on the design of a maintenance system for the newly developed leisure and cultural area POHOpark Gabriela, which is being established by transforming a former industrial site located between the cities of Karviná, Orlová, and Havířov. The aim of the thesis is to develop a functional, well-structured, and economically sustainable maintenance system for the technical equipment of the area, taking into account its operational importance and reliability requirements. The thesis analyzes key technological units such as the transformer station, backup diesel generator, photovoltaic system, and battery storage. For each device, a specific maintenance plan is proposed, including recommended inspection intervals, the application of technical diagnostics (including tribodiagnostics, vibrodiagnostics, and thermodiagnostics), and the monitoring of critical parameters. Furthermore, an organizational structure of the maintenance system is proposed, including staffing requirements and the method of documenting interventions. The work also includes an economic evaluation of the benefits of the proposed maintenance system, with emphasis on minimizing the risks of outages and operational losses. The resulting proposal is intended to serve as a practical foundation for real operation after the completion of the area.
