Abstract

Dissertation deals with real estate appraisal using market valuation and administrative pricing. Aim of this dissertation is to appraise a selected set of real estates using suitable methods of fair market valuation and administrative pricing, compare the suitability of named methods and subsequently determine and choose the most suitable method of appraisal for the selected type of real estate. Dissertation hypothesizes that real estate market dynamics causes a rise in difference between administrative and market prices. Dissertation is composed of two parts, theoretical and practical. Theoretical part focuses on methods of market and administrative valuation. Practical part deals with appraisal of a specific set of real estates using relevant methods of market and administrative valuation and comparison of the two methods and approaches.
